I didn’t make any significant changes to the portfolio in September. One change that is worth mentioning is the addition of a new crowdfunding platform, see more details below.

Cash Flow/Investments Income (September): €2 060 (+2)
The cash flow increase is not that exciting, but at least it didn’t drop below €2 000 target.
Overall, I am quite satisfied with the results, especially with a +5K equity growth comparing to the previous month. Most of it comes from cash increase, pension funds, and real estate monthly principal repayments.
I would like to increase my equities exposure by adding more ETFs, while decreasing the Crowdfunding/P2P position. In my opinion, it would make my portfolio less risky, but at the same time it would decrease the cash flow, which is, kind of, against my main goal 🙂
To start aggressively moving funds from cash flow producing Crowdfunding/P2P platform to the stock market an additional motivation is required. For me, this additional motivation is stock market correction. Meanwhile, I will continue passively (regular small amounts) investing in the stock market, while also increasing my position in Crowdfunding/P2P platforms.
There were no major changes in my stock portfolio, it’s current value: €58 171 (-942).
Such marginal decreases/increases are completely fine and usually happen due to ordinary market fluctuations.
However, while I’m writing this post the stock market continues to slide. In a last couple of days S&P 500 lost 3-4%. If it drops another 4-5% I would consider withdrawing some funds from Crowdfunding/P2P platforms in order to buy more ETFs. Dividend income in September: $85.3 (-7.1)
My pension funds (2 & 3 pillars) account value: €26 618 (+2 338).
I switched to passively managed funds for both pillars just because I don’t want to pay commissions to “active managers” for messing with my money.
2nd pillar: Tuleva World Stocks Pension Fund
Total expense ratio: 0.46%
Asset allocation: 73% MSCI ACWI (EUR) and 27% Bloomberg Barclays Global Aggregate Index (EUR)
3rd pillar: LHV Pensionifond Indeks Pluss
Total expense ratio: 0.85%
I don’t have any special feelings for these pension funds. My criteria for a good fund:
- low expense ratio
- invests mostly in broad ETFs
I am working on adding Rental Property #8, hopefully, it would join the family in 1-2 months. I will share more info in upcoming posts.

The equity increased by €1298, this is all through monthly principal repayments. I am not taking into account any appreciation/depreciation in my real estate portfolio since it’s something that is very hard to measure.

Monthly return: (865/85336)*100% = 1.01% (12.12% annualized)
The income from Crowdfunding/P2P looks very stable and ready to touch a €1000/month goal.
I heard that Estateguru is testing its Secondary Market feature. I was really looking forward to it. Being able to exit my investments early is a huge advantage for me.

This one is self-descriptive and boring 🙂 As I already mentioned in my previous portfolio update, the returns are going down because I am trimming my position on this platform in favor of other platforms. I plan to still keep ~4K for diversification.

There are some changes that are coming soon to Grupeer. They announced that they plan to add loans without a buyback guarantee and a secondary market.

I added this platform at the beginning of September. So far, I saw only business loans on Wisefund. It looks similar to Kuetzal, Envestio, Crowdestor and also provides similar high interest rates.
